DealDee is a marketplace for property listings to buy, sell and rent. The Company provides the listing space and the tools around it.

• The Company is not a party to any sale, purchase or lease between users, and is not the agent or broker of either side unless separately agreed in writing.
• Listing information is supplied by the person who posted it. The Company does not warrant its accuracy, completeness or currency, nor title, encumbrances or the condition of a property.
• Before entering into any transaction you are responsible for verifying the property, its title documents and the other party's identity, yourself or through your own advisers.

• You must be at least 20 years old, or otherwise legally able to enter into contracts.
• The information you give must be true, current, and yours to use.
• You are responsible for your password and sign-in details. Anything done through your account is treated as done by you, unless it is shown to result from a fault in the service.
• Public registration is open to buyer and seller accounts only. Agent, agency and developer accounts are opened by the Company after the relevant documents are checked.
• An account is personal to you: it may not be transferred, sold or shared.

When you post a listing, you confirm that:

• you own the property, or are authorised by its owner to offer it for sale or rent;
• the price, area, location, condition and terms stated are true and current;
• the photographs, video and other content you upload are yours or you are entitled to use them, and infringe nobody's rights;
• the property exists and is still available as described — and that you will update or close the listing promptly once it is sold or let.

The Company may review listings, adjust how they are presented, suspend or remove any listing that breaches these terms or the law — without prior notice where the matter is urgent — and will give the reason where it reasonably can.

• post false, duplicated or misleading listings, or listings for property that does not exist;
• use another user's contact details for marketing they did not consent to, or for anything other than the property in question;
• scrape the site, copy the database, or use automated programs against it without written permission;
• attempt to reach accounts, data or parts of the system you are not entitled to, probe it for weaknesses, or disrupt the service;
• post content that is unlawful, obscene, defamatory, hateful, or discriminatory on grounds of race, religion, sex or any other status;
• use the service for money laundering, tax evasion or any other unlawful activity.

• The price shown on the plans page is the amount charged (VAT included where the Company is VAT-registered).
• Monthly plans renew automatically on your card until you cancel. After cancelling, the membership runs to the end of the period already paid for.
• Prepaid terms (1/3/6/12 months) are paid once, do not renew automatically, and end on their expiry date.
• Membership fees already paid are not refundable in any circumstances — whether or not the benefits were used, and including where you cancel or where the account is suspended for breach of these terms.
• If a payment fails, the Company may suspend the plan's benefits until payment succeeds.
• The Company may change prices or plan benefits on at least 30 days' notice. Changes do not affect a period already paid for.
• A bank transfer takes effect only once the Company has checked and confirmed that the money has arrived.

You keep ownership of what you upload, and grant the Company a royalty-free, worldwide licence to use, reproduce, resize, watermark and display it in order to show your listing and to promote the service. The licence ends when the listing is removed, apart from copies held in backups or kept as the law requires.

The rest of the site — its name, marks, software, database and the arrangement of its content — is the Company's intellectual property and may not be copied or reused without written permission.

AI price estimates, trust scores, yield analysis, the mortgage and transfer-cost calculators and the interest rates shown are indicative only. They are computed from the data in the system and may be wrong. They are not a professional valuation, not an offer of credit, and not investment, tax or legal advice. Check with a valuer, a bank or your own advisers before deciding anything.

Personal data is collected, used and disclosed in accordance with our Privacy Policy and Cookie Policy, which form part of these terms.

• The Company may suspend or close an account that breaches these terms or the law, or that harms other users or the service.
• Where the matter is not serious, we will warn you and give you a chance to put it right first.
• You may close your own account at any time from your account settings. Closing it does not entitle you to a refund of membership fees already paid.
• Listings already published may remain on the site with your contact details removed, as described in the Privacy Policy.

• The service is provided as it stands. We will keep it reasonably available, but do not warrant that it will be uninterrupted or error-free, and it may be taken down for maintenance.
• The Company is not liable for loss arising from dealings between users, from information a poster supplied in a listing, or from your reliance on the estimates shown on the site.
• The Company's total liability to you in any circumstances is limited to the fees you actually paid to the Company in the three months before the event.
• These limits do not apply to loss caused by the Company's wilful misconduct or gross negligence, or where the law does not allow liability to be limited.

If a third party brings a claim against the Company because of content you posted, your use of the service, or your breach of these terms or the law, you agree to indemnify the Company for the loss, costs and reasonable legal fees actually incurred.

The Company may amend these terms. The amended version and its effective date will be posted on this page. For material changes affecting your rights we will give at least 30 days' notice by email or on the site. Continuing to use the service after the effective date means you accept the amended version.

These terms are governed by Thai law, and disputes that cannot be settled are subject to the jurisdiction of the Thai courts. The Thai version is the operative text; the English version is provided for convenience.
